What Determines Whether a Residential Building Is Viable as a Hospitality Asset

Every quarter, owners arrive convinced their residential building "would be perfect" as a boutique hotel or aparthotel. Some are right. Most underestimate how much that decision depends on variables that aren't visible at first glance.

Zoning and land use, first

Before talking about design or brand, you need to confirm that the land use actually permits hospitality operation. It's the most overlooked variable, and the one that stops the most projects halfway through.

Operational footprint matters more than design

A building with units that are too small, no room for back-of-house functions, or a single entrance shared by guests and residents can look great in photos and still be impossible to operate to institutional standards.

The real decision point

The right question isn't "can it be converted?" — almost any building can be converted with enough capital. The question is whether the return on that investment justifies the capital, given the market, the location and the operating model available. That's the evaluation that has to happen before any design work.
