Institutional Revenue Management vs. the Artisanal Model

In boutique hospitality, it's common to confuse "having someone who adjusts rates" with "having revenue management." They are different things, and the difference shows up directly in operating results.

The artisanal model

One person checks the competition, adjusts prices by season and reacts to the week's occupancy. It works better than doing nothing, but it depends entirely on the judgment — and memory — of a single person.

The institutional model

A real revenue management system combines demand-based dynamic pricing, channel segmentation, and documented decision rules that don't depend on who happens to be on shift. The advantage isn't just a higher rate — it's consistency and the ability to scale to an entire portfolio without losing control.

The tell

If asking why a rate sits at a certain level gets the answer "that's what felt right," the system is artisanal. If the answer cites demand data, elasticity and market comparables, the system is institutional. That single question reveals more about an asset's operational maturity than any financial report.
